    How the 360° building model actually works

    An interactive 3D building model usually means one of two very different things, and it's worth being precise about which one YourNextHome uses.

    A real-time 3D engine

    Loads an actual 3D mesh into the browser and calculates the geometry, lighting, and shading live, the way a video game does. It can look impressive, but it asks a lot of the buyer's device: a large file to download, and real computing work on every frame, which is where these experiences tend to stutter or load slowly, especially on phones.

    YourNextHome's rendered image sequence

    Your team or your 3D studio renders the building from a full turn around it, camera angle by camera angle, out of any 3D software. Each angle is exported as a normal still image, at full render quality. The viewer displays the right image as the buyer drags, and swaps to the next one as they keep moving, which reads as one continuous orbit.

    Because each frame is a flat image rather than a live 3D scene, the browser has far less work to do. There is no geometry to calculate, no lighting to recompute, and no large 3D file to download before anything appears. That is what makes the model load quickly and rotate smoothly on any screen, desktop or mobile, without asking buyers to have a powerful device or a fast connection. A second, matching layer sits on top of the image sequence: a set of apartment overlays, rendered from the same scene, frame for frame.     Start with a handful of images, grow it whenever you're ready

    You do not need a full, seamless 360 rotation to launch. A complete, fluid turn is roughly one image every 2.5 degrees of rotation, but that is the ceiling, not the entry point.

    Many developers start with as few as three or four renders, one for each main facade of the building. That handful of angles is often enough to show every apartment on every side of the development, since most buildings only have a small number of distinct facades to begin with. Buyers can already identify their unit, see which way it faces, and open it, from a model that took a fraction of the time and cost to produce.

    As more renders come in from your studio, add them to the same sequence. Each new frame slots in between the existing ones, and the rotation gets progressively smoother. There is no rebuild and no downtime: the model simply improves in place, on your schedule, alongside everything else you add to your viewer over time.

    How the model is created

    The building model looks and behaves like a live 3D scene, but it is lighter and more dependable than one, because it is built from rendered content your 3D team already knows how to produce. It comes from two pieces.

    An orbit render

    A sequence of still images of the building taken from around a full rotation, rendered out of any 3D software. Buyers drag to move through them, which reads as orbiting the building. Because each image is pre-rendered rather than computed live, it reaches buyers at the full quality of your render and stays smooth on any device. You choose how detailed the sequence is: a full, fluid turn is roughly one image every 2.5 degrees, but as few as three or four images work perfectly well as a starting point, covering the building's main facades. Add more frames later for a smoother rotation whenever your content team delivers them.

    Apartment overlays

    A matching set of overlays, rendered from the same scene, for example in 3ds Max, that sit over the orbit images frame for frame. These are what make each unit selectable, and what power the hover highlight and the tap-to-open detail. As the building turns, every apartment stays mapped to its own windows and its own part of the facade.

    What is a 360° building model, exactly?

    Can I add more images later to make the rotation smoother?

    Can YourNextHome create the renders for us?

    Yes. If you would rather not produce them in-house, we can create the content for you or arrange it through one of our partner studios. You can also use any studio you already work with.

    Can the model show a whole masterplan, not just one building?

    Yes. The model nests: buyers orbit the whole estate, select a building to orbit it on its own, then select any apartment on it, all within one continuous experience.

    Can buyers tell which apartment is which as the building rotates?

    Yes. On desktop, hovering over a unit highlights it and shows which windows and which part of the facade belong to it. Selecting it opens the apartment in full.

    Can it show a building that is not built yet?

    Does the model connect to live availability and pricing?

    Yes. Selecting a unit shows its current status, because the model reads from the same inventory you manage in real time inside YourNextHome. Reserve or reprice a unit and the change shows straight away.

    Is this the same feature as your virtual tours?

    No, and the two work together. The building model is the exterior orbit and unit selector. Virtual tours are the walk-through of the inside of an apartment, either embedded from Matterport or Kuula or built from your own 360° images. Buyers typically move from the building model into a virtual tour when they open a unit.
